Ty Menyn at 7-13 The Kingsway has stood at this prominent location in Swansea City centre since 1927 when it was built as a butter factory (hence our re-naming to Ty Menyn – Butter House). Since then it has served various uses, 1st as a department store, and more recently offices until vacated in 2019.

Beacon acquired the site in 2023, saving the historic building from demolition by the landowner. Working closely with our contractor Morganstone, we designed a scheme that will retain and enhance the character of the building to deliver 48 new social rent residential homes – 28 being new build and 20 being conversions, together with 3 ground floor commercial units, a shared atrium for our residents and bin and bike stores.

In 2025, Morganstone took possession to deliver the demolition of the existing 3 storey garage block – with a new 6 storey structure built within the footprint. The alterations to the existing building include the addition of two new floors over to form a 5 storey structure.

Inner city re-developments are notoriously difficult to provide residents with external spaces, whilst at the same time delivering the number of homes that satisfy local housing needs. Our architects (Huw Griffiths Architects) managed to achieve this on this development by creating a communal Atrium space which will be overlooked by all of the homes, the aim being to give our residents a strong sense of community as well as giving duel aspect views from within the homes. We are installing green roof systems, seeded with wildflower mixes to enhance the sites biodiversity and control rainfall runoff.

All homes will benefit from renewable energy to provide heating and hot water through both solar panels and air source heating, whist being insulated to high thermal performance standards to minimise heat loss’s.

The Commercial spaces have planning consent to accommodate use classes A3, B1, D1 or D2, 2 units front The Kingsway with full height glazing on this prominent corner at the juncture with St Helens Road heading West, and Dillwyn Street heading South.

The site is anticipated to be handed over to us in late 2027.
