Beacon has successfully completed its first self‑delivery housing development in Carmarthenshire, providing 47 high‑quality affordable homes to help meet the needs of the local community. The scheme, made up of a mix of two, three and four‑bedroom houses and bungalows, marks a major milestone in Beacon’s strategic move towards greater control of design, quality and delivery through self‑managed construction.
Overcoming a Challenging Site
The development was delivered on a complex site with a 16 metre difference in levels from top to bottom, requiring careful engineering, design adaptation and close coordination throughout construction. Despite these challenges, the project was completed on time and to a high standard.
High-Quality, Energy‑Efficient Homes
All homes achieve Energy Performance Certificate (EPC) A and incorporate renewable technologies, including solar panels, ensuring long‑term energy efficiency and reduced household running costs for residents. The scheme meets all relevant Welsh Government standards.
Strong Collaboration and Community Engagement
Beacon worked closely with:
- the local school
- Carmarthenshire County Council
- local councillors
- the local highways team
- a broad range of local supply chain partners
This collaborative approach helped ensure the homes reflect community needs while also generating social value, employment and training opportunities.
Investing in the Local Economy
A significant proportion of contractors, subcontractors and suppliers were sourced locally, helping retain investment within the Carmarthenshire economy and supporting skilled local businesses.

The development was supported by funding from Welsh Government’s Social Housing Grant (SHG).
